Save up to $600/year on your Property Tax

Has your second home or investment property become your primary residence? If the answer to the question above is yes, you may be missing out on a property tax benefit! 

When you make a move there is a long list of places to update with your new address, but one that is often overlooked is the County Assessor. Arizona Revised Statute 15-972 provides for a different tax amount to be levied based on the occupancy status of your home and it can provide up to a $600 annual difference. It only takes a few minutes to check and see and see if you have the correct classification, and we’re sharing three easy steps how to do it:

1. Visit the Coconino County Parcel Viewer, check the box that you understand the disclaimer, and then put your parcel number or address in the top left corner (no dashes or spaces).

2. After selecting your parcel, a little window will pop up. Scroll down and click on "Value Summary: HERE" to view your tax summary.

3. This will take you to a new tab with the tax account. In the middle blue bar it will say “Property Code,” so look under there for the residency classification.

If your property lists anything other than “Primary Residence” under the property code for your primary residence, then you should update it to take advantage of the tax savings!
